What happens with my son/daughter/friends deposit?

-          All deposits are registered with www.mydeposits.co.uk to comply with current letting legislation, see their website if you need more information. We ask for one month’s rent to be paid as a deposit to secure the property. This will be refunded after the tenancy, less our administration fee of £45, assuming there are no damages, additional cleaning costs or unpaid bills.

 

What happens if something breaks or is faulty in the property?

-          Please check the maintenance section of this website for a list of FAQ’s – quite often there is an easy solution to common problems. If this does not help, you can use our maintenance reporting feature to pinpoint the fault and report it to us online. We will then respond to you with an estimated callout time. We aim to attend to emergencies within 48 hours, urgent requests within 7 working days, and less urgent requests within 28 working days.

-          We obviously try to deal with problems as fast as possible, but please remember that we have a lot of properties and we need to prioritise all our requests.

-          We do have a 24 hour callout service for situations that are strictly emergencies.

 

Why do I need to be a Guarantor?

-          Nominated Guarantors accept legal liability for any shortcomings of the tenants at the property let. BeeLiving requires each student to provide a valid guarantor for the tenancy, with a copy of a recent utility bill validating name and address of the nominated Guarantor, and we reserve the right to undertake a credit check on prospective Guarantors. As a Guarantor you are responsible not only for payments made by the person for which you provided the guarantee, but also all tenants listed on the contract.

-          To act as guarantor you need to have a permanent UK address.

-          If you pay the full year’s rent in advance there is no need for a guarantor.

 

What do I need to do to reserve a property?

-          If you wish you can reserve a property by paying a minimum of £100; this is non-refundable, but will be converted towards your deposit once the contracts are signed.

 

How long are the contracts?
