2. When can I view the property?
Contact our office by phone or email, or call in and we will arrange a suitable appointment time;
We need to give the existing tenants notice.
Our offices are open from 9am to 5pm; weekend viewings may also be arranged.
3. What do I need to do to reserve a property?
If you wish you can reserve a property by paying a minimum of £100; this is non-refundable, but will be converted into rent once the contracts are signed.
4. How do I secure a property?
Complete our Application Form and Guarantor Form either online or at our office.
Provide a utility bill for the Guarantor.
We need to see photo I.D. and a student certificate for the proposed tenant.
Pay the Deposit (1 month's rent)
It will be legally protected in one of the approved Government Deposit Schemes.
The tenants all need to sign the tenancy contract
About Moving In
5. Can I move in before my tenancy start date?
Yes, but this would be subject to availability and may require your contract date and length being amended prior to you taking up tenancy. Contact the office to find out.
6. Can I move in without paying my first rent instalment and deposit?
No. You cannot move in until we've received your rent and deposit in cleared funds prior to your tenancy start date.
7. Do I need to return my signed inventory?
Yes. This must be returned to the office within 14 days of arrival (as stated in your tenancy agreement.)
8. When can I move in?
You may move in at the starting date of the tenancy agreement. Bring identification and collect the keys from the Beeliving's office at 37 Alfreton Road.

9. Is there a guide to living in the accommodation?

10. What do I need to bring?
Just the essentials like bedding/pillows and cooking utensils (a couple of pots, pans, crockery and some cutlery would be handy too).
About My Contract
11. Do I need to have a UK-based guarantor?
You need to provide a UK-based guarantor if you wish to pay your rent in instalments. You do not need to provide a guarantor if you're paying the full annual rent in advance.
12. Can I pull out of my contract?
No. Unfortunately the tenancy agreement binds you and us legally to the period it covers unless you find a replacement. Make sure you review it carefully before signing.
13. How long are the contracts
The usual contract length is 50 weeks, running from September 1st.
14. Can I extend my contract length?
Yes, you can usually extend your contract up to a total of 52 weeks subject to availability - speak to your Accommodation Manager to confirm this. And if you wish to stay on for a second year, let us know in good time so that we can reserve your property.
15. Can I shorten the contract length?
Not unless you find a replacement tenant and pay the administration charges.
About Payments & Charges
16. Can I pay my deposit over the phone?
Sure, just call the accommodation office and they'll take your payment over the phone and secure your reservation.
17. Is my booking/reservation fee refundable?
If you pay your deposit and then decide within 48 hours that you no longer wish to rent to property, we will refund booking fee minus a £65.00 administration fee. In all other circumstances, it will be forfeited.
18. Is my deposit refundable?
The deposit is refundable at the end of the tenancy agreement after a property inspection, & proof of utility bill payments has been satisfied if applicable. We will deduct £45 to cover our admin fees (deposit registration costs, contracts, etc.)
19. How do I pay my rent?
Six weeks advance rent is payable before you move in, to cover the period up to your first quarterly payment. The remaining rent is split into three equal payments, due on 1st October, January and April, to tie in with your grant cheques. The easiest
20. Do I have to pay for gas, electricity and water?
Most of our properties are fully inclusive in other words, there is an additional amount added to your rent, which covers these utilities. It is possible to pay your bills directly and have exclusive rent but you will need to organise this yoursel
21. Is broadband included
Most properties have broadband installed and this will be included in your quarterly inclusive rental payments.
22. Do I need to buy a TV licence?

23. Do I need to pay council tax?
Not if you're a full-time student, council tax will be exempt, Hoorah!
24. What happens if I lose my keys?
Replacement keys are available at a cost of £20.
25. Will I be charged if my direct debit or cheque is not honoured?
Yes, you need to ensure there are enough funds in your account. If any items are returned unpaid you'll be charged a £35 administration fee (and your bank may charge you too)
26. What if my payment is late?

27. Do I need to arrange a property inspection?
No, we will inspect the property after you have vacated. If you wish to be present at the inspection please let us know in good time so we can accommodate this.
28. When will I receive my deposit back?
We'll send your deposit back to your home addresses within 6 - 8 weeks of the end of your tenancy after we have received proof of payment for last utility bills. (This is subject to property condition.)
